Residential masonry and roof construction
Masonry & Brickwork

Multi-Block Residential Scheme — Full Masonry BOQ

Location West Midlands, UK Package £2.3M Delivered 9 Days Standard NRM2 / SMM7

A regional main contractor needed a fully structured BOQ across seven blocks — external facing brickwork, internal blockwork, cavity construction, and all associated sundries — within a tight tender window. Their in-house team had no capacity during an active tender period.

Commercial Outcome

Sundry items excluded from the contractor’s informal estimate added £97,000 (4.2%) to the package value — recovered before tender submission, not after.

“The BOQ structure made subcontractor comparisons straightforward. Everything was itemised — no grey areas on scope.” — Contracts Manager, West Midlands

Residential Development — Groundworks & Below-Ground Drainage BOQ

Location Jersey, Channel Islands Package £380K Delivered 6 Days Standard CESMM / NRM2

A Jersey contractor needed a groundworks and drainage BOQ priced to local market rates — not UK mainland benchmarks. Jersey carries a 35–45% labour premium over BCIS base, and no standard rate library reflects this. The BOQ had to be ready for a fixed-price subcontract enquiry.

Commercial Outcome

Cross-referencing our BOQ against subcontractor quotes caught two pricing anomalies worth £11,600 — corrected before the fixed-price contract was signed.

Commercial Framed Structure — RC Frame & Structural Steel Takeoff

Location Northern England, UK Package £4.7M Delivered 12 Days Standard NRM2 / CESMM

A Tier 2 main contractor was tendering a hybrid-frame commercial building — RC cores and flat slabs combined with a structural steel perimeter frame. Two coordinated takeoff documents were needed with a clear scope boundary between concrete and steelwork packages, eliminating the most common source of gap claims.

Commercial Outcome

A £34,000 discrepancy between concrete subcontractor quotes — one excluding soffit formwork to the transfer slab — was identified and resolved before contract award.

“Having the scope boundary clearly defined between the RC and steel packages saved us a lot of back-and-forth with subcontractors at tender stage.” — Senior Estimator, Northern England

Tender Pricing & Full BOQ

Mixed-Use Development — Full Tender Pricing Package

Location Midlands, UK Tender Value £3.1M Standard NRM2

An SME main contractor had an invitation to tender for a mixed-use retail and residential scheme, but no dedicated estimator available. The employer’s BOQ had gaps, unpriced provisional sums, and no subcontract schedule. We took on the full tender pricing function alongside the contractor’s commercial manager.

Commercial Outcome

14 omitted BOQ items identified — estimated £62,000 in unrecovered cost avoided. Prelims schedule built to £187,000 — a figure the contractor had no baseline to challenge without our input.

“We would have struggled to submit at all without the support. The prelims schedule alone saved us from a significant under-allowance.” — Director, SME Contractor, Midlands
